Virginia Eastern Shore

Two counties, one highway, and 70 miles of peninsula between the Chesapeake Bay and the Atlantic barrier islands. Accomack County stretches from the Maryland line to just north of the bridge-tunnel, with Chincoteague Island anchoring its eastern edge. Northampton County occupies the southern tip, where Cape Charles has been steadily reviving: restored main street, a protected Bay beach, marina access, and reasonable proximity to Hampton Roads via the Chesapeake Bay Bridge-Tunnel. Virginia's Eastern Shore is the least-discovered part of the Delmarva. Prices reflect it.

Accomack County 0 listings

Accomack County is the northern of Virginia's two Eastern Shore counties, occupying the peninsula between the Chesapeake Bay to the west and the Atlantic barrier islands to the east. Chincoteague Island, at the county's northern end, is a well-established vacation destination anchored by Assateague Island National Seashore and its wild pony population, which draws over 1.5 million visitors annually. Chincoteague has a developed short-term rental market, restaurant and retail infrastructure, and a seasonal economy that supports both vacation property investment and year-round residence. The remainder of Accomack County is agricultural and rural, with bay-front and creek-front properties available at price points well below comparable Maryland Shore waterfront. Accomack County Public Schools serves the district. The county is accessible via the Chesapeake Bay Bridge-Tunnel from Virginia Beach and via Route 13 north to Maryland.

Northampton County 0 listings

Northampton County occupies the southern tip of the Delmarva Peninsula, terminating at the Chesapeake Bay Bridge-Tunnel, the primary connection to Virginia Beach and the Hampton Roads metro area. Cape Charles, the county's historic town on the Bay, has seen significant investment and revival over the past decade, with a restored main street, boutique hotels, a marina, golf at Bay Creek, and a beach on the Chesapeake Bay that is among the most protected and swimmable on the East Coast. Cape Charles is attracting buyers from Northern Virginia, Richmond, and Hampton Roads who want Bay access, a small-town environment, and manageable commute distances to the Bridge-Tunnel. Northampton County Public Schools serves the district. The county's agricultural interior and bay-front farmland offer large acreage at prices that reflect the rural character of the lower peninsula. For buyers who want Chesapeake Bay waterfront with proximity to a Virginia metro area, Northampton County is the most accessible option on the Shore.
