What FSBO Eastern Shore is

FSBO Eastern Shore is a listing platform. We provide sellers a place to advertise their property and buyers a place to find it. We are not a real estate broker, real estate agent, or mortgage lender. We do not represent buyers or sellers in any transaction. We do not offer legal, financial, or real estate advice. Any transaction you enter into as a result of using this site is solely between you and the other party.

Eligibility

You must be at least 18 years old to create an account or submit a listing. By using this site, you confirm that you have the legal right to list or inquire about the property in question.

Seller responsibilities

You are responsible for the accuracy of everything in your listing. You agree that all information you provide, including property details, pricing, photos, and descriptions, is truthful and not misleading.

You must own the property you list, or have written authorization from the owner to list it. Listing a property you do not own or control is grounds for immediate removal and account termination.

All listings must comply with the Fair Housing Act. You may not include language, restrictions, or preferences related to race, color, national origin, religion, sex, familial status, or disability. Listings that violate Fair Housing requirements will be removed.

You are responsible for understanding and complying with any local disclosure requirements, zoning regulations, or other laws that apply to the sale or rental of your property.

Listing approval and removal

All listings are reviewed before going live. We may decline to publish a listing, or remove a published listing, at our discretion. Reasons include but are not limited to: inaccurate information, Fair Housing violations, property not located within our coverage area, duplicate listings, or listings that are not genuine for-sale-by-owner properties.

Approved listings remain active for 180 days. After that, they expire and must be resubmitted if the property is still available.

Buyer responsibilities

By sending an inquiry, you represent that you have genuine interest in the property. Sending unsolicited marketing, spam, or bad-faith inquiries is prohibited and grounds for being blocked from the site.

You are responsible for conducting your own due diligence on any property before entering a transaction. We do not verify listing information and make no representations about the accuracy of any listing.

Photos

By uploading photos, you confirm that you own them or have the right to use them for this purpose. You grant FSBO Eastern Shore a non-exclusive license to display the photos as part of your listing. Photos are removed when a listing expires or is deleted.

Inquiries and communications

We route buyer inquiries to sellers by email. We do not guarantee delivery, response time, or any outcome. We are not responsible for the content of messages sent through the platform or for any communications that occur between buyers and sellers after initial contact.

No warranty

This site is provided as-is. We make no warranty, express or implied, about the reliability, accuracy, or availability of the platform, or about the accuracy of any listing. The site may be unavailable from time to time for maintenance or due to circumstances outside our control.

Limitation of liability

FSBO Eastern Shore is not liable for any damages arising from your use of this site, including any transaction you enter into as a result of finding a listing here. Your use of this site is at your own risk.

Governing law

These terms are governed by the laws of the State of Maryland. Any dispute arising from these terms or your use of the site will be resolved in the courts of Maryland.

Changes to these terms

We may update these terms from time to time. Continued use of the site after changes are posted means you accept the updated terms.
